With a history of improving energy efficiency at sites around Sydney, Precise Air was contracted to maintain the Building Management System (BMS) at the 5 Star NABERS Energy rated 101 George Street in Parramatta.
Precise Air’s Building Performance Optimisation (BPO) team worked with Dexus’s facilities management team to resolve existing issues and improve the overall environmental performance of the building. A key focus was addressing the programming and controller communication which was resulting in excessive energy use and reactive call outs.
The existing BMS was upgraded to an open source system that could be maintained and supported by multiple suppliers. Electricity consumption dropped by an average of 31% within the first three months after project completion (May-August 2018 compared to May-August 2017), while water consumption reduced 14%, incrementally improving the NABERS Energy and Water ratings.
The BPO team at Precise Air reviewed the environmental data against the historical baseline then progressed through the optimisation process, displaying the results using charts and graphs.
