Project Profile
Analytics and IoT for retail portfolios
Project details
Project: Analytics and IOT for sites without BMS
Location: National
Client: Multi-site retail outlets
Date: 2025
Services: Eco efficient solutions, Client web portal reporting, Asset Management

Low cost remote monitoring
Managing a large portfolio of unsophisticated sites without BMS presents several significant challenges. Precise Air set about resolving these challenges by implementing a low cost IoT solution.
High servicing costs: Without IoT-enabled systems, managing and maintaining multiple sites becomes costly and inefficient. The lack of remote monitoring leads to frequent, often unnecessary, site visits by service providers, driving up operational expenses.
Redundant Trade Call-Outs: Service technicians are often dispatched based on limited information, leading to service calls for issues that could have been resolved remotely or didn’t require on-site attention.
Limited Remote Visibility: Facility managers struggle with poor visibility into the status and performance of site environments. Without realtime data, identifying potential problems before they escalate is difficult, resulting in reactive rather than proactive maintenance.
Lack of Control Over HVAC and Lighting: The inability to remotely control HVAC and lighting systems results in higher energy consumption and costs. Without IoT integration, facilities lack the automation needed to optimize energy use, which affects both sustainability goals and the bottom line.
Key benefits realised with our approach
32% reduction in manually generated reactive call outs
40% reduction in preventative maintenance spend via a reduction from monthly to quarterly attendances
Improved occupant satisfaction
Reduced energy spend via optimisation of run times of equipment
Accurate and up to date data is vital
The problem
In collaboration with our client, we identified the following problems:
high costs for servicing a large portfolio across Australia
a high percentage of redundant trade call outs
poor remote visibility of branch environments
no control for HVAC and lighting
A solution that provides visibility
Precise Air proposed and implemented Nube iO, a cost effective IoT solution to control and monitor HVAC and lighting with Web-based dashboard providing access to the national property portfolio.
Improved insights and proof of cost
The benefits of Precise Air’s solution solution include:
temperature control and monitoring
ability to remotely diagnose equipment faults and site issues, resulting in reduced trade service calls and lower facility operating costs
time schedule control
improve human comfort and reduce energy consumption
one access point to monitor and control all building assets
low cost solution to remotely understand what is happening at each outlet
no damage to building infrastructure.
Deployment of data driven maintenance
Remote monitoring facilitated the deployment of our client's preferred analytics platform to ensure the data flowing from the sites was constantly monitored with alerts being triaged by a centralised team.
Certain pre-identified business critical issues would result in Precise deploying a technician automatically, without the administration burden of requesting approval to do so.
Other HVAC system performance issues, such as optimisation opportunities or general abnormalities were triaged into an approval workflow where each was reviewed by our client and their FM representative and prioritised based on business impact and return on investment.
